When we post available open houses for the week, can we include a digital map that shows where they all fall? This will be helpful for us to wade through dozens of addresses and pinpoint a particular neighborhood or region we'd like to host or concentrate our efforts on. It's currently hard to discern where all the Denver OH's are without having to google every address.
Nikki W used to put together a fantastic leather bound closing book that had envelopes and pockets to hold documents, receipts, maintenance logs, paint colors and more.... I have kept one as an example if you need or want to see it. Thaddeus also has one he can show you as well.
Most of our PCP's with data are from 2022 and we are in a very different market! I'd love to see some updated PCP's that are relevant to our normal market and that are updated quarterly or semi-annually.
I've been wearing this vintage PL hat around and a lot of people say they miss this hat and wish you would bring it back!
I would love to see the property address added back on to all the property social graphics (JL, JS, HB, etc)
I thought it would be useful to have a map accompanying the list of available open houses. This would make it easy to look at the map, target an area, then select a home available in that area. Sometimes I know where a home is based off of the address, but usually I am going back and forth between the OH list and MLS to see exactly where the properties are. Thank you!
Could we come up with a one-pager that lists our Listing Services and pricing that is client-facing? This would be useful to have to show our value, and as a tool if Seller is paying for services, particularly if our listing agreement has the additional provision that Seller will pay for marketing costs if they withdraw or don't sell.
Less corporate-looking notecards. The single-color notecards are great, but would love notecards that are a little more personable, like quarterly cards for Database but professionally printed (similar to spread the word ones printed recently, but with room to write to clients)
The new cookies are not great in quality and the branded printing looks mass-produced. I really enjoyed having the home made feeling of Urban Cookies.
Accountabilibuddies would love an open house template for Neighbors. When we door know and invite neighbors to an exclusive open house. It would be nice not to be dependent on photos as we usually invite the neighbors the day before we actually have marketing complete. I did something like this for my previous listing. Most of us market this as one of our services are provide to our clients and a 1/4 sheet would be perfect!
I would love to have floor shifts at the Highlands with a sandwich board outside saying there is an agent inside. The foot traffic is heavy over there and people just breeze on by our office. We had floor in Olde Town Arvada and I would close a deal a year with folks wandering in for a quick question. It also helps visibility in the Highlands as the agency to work with if we have open doors. We could also have booths for festivals and really be part of our community over there.
We need Stats similar to what we have for Boulder and Denver
A suggestion from Paul Anselmo: Can we capture the analytics from our hosting agent feedback forms and collect by zip code or similar to provide this access to this data to agents so we can track how well attended/affective our open houses are. Lots of great uses for this.
An old PL agent had keys with our logo at the top., but the key was really a bottle opener. Too cute when paired with a Your referrals are the key to my success tag.
Would love for there to be a way to search a contact by address in the CRM.
Hi - I would love to see a little more flexibility with staging without added cost for Umbrella agents. For instance, if the main floor of the home is fully furnished except one room, or except the eat-in kitchen, it looks weird. Also, are decor in powder rooms no longer included?
Let's create an open house invite flier template for agents to use in Design Studio!
I would love to get the trend lines for production back in Connect (where you can see where you were the past year/12 months compared to this period. It would also be great if we could run or pull longer historical productivity reports on ourselves from Connect to look at trends, business sources, etc.
With people food quality concerns and bioengineering and talk about putting bugs for food in our food and General Mills having just been outted as having 3x the lead in some of their cereals (https://www.healthline.com/health/cancer/cheerios-cancer), whether the threat is real or perceived, people now have a much heightened awareness about food quality. A really cool postcard or PCP would be a list of places where we all can buy food directly from farms.
